The Client
A homeowner with an underutilized office/guest/storage room looking to create a medium-term rental for traveling healthcare professionals. She wanted to launch a small, hospitality-focused income stream with a clear timeline and a controlled level of investment.
Goals
Create a calming, restorative bedroom suited to extended stays, offering guests a sense of place rooted in New England rather than a generic short-term rental aesthetic. Guide the development of a conceptual anchor to unify design decisions and cultivate a cohesive, curated space.

Design Approach
The room references a single conceptual anchor: New England’s off-season coast. Each design decision was evaluated against that lens—cold-weather beach trips where time slows, crowds disappear, summer’s saturation gives way to winter’s subdued hues, and the only sounds are waves, wind, and gulls. The goal was to create a space that gives the mind room to breathe.
A desaturated blue-green palette establishes a serene backdrop that shifts with natural light, echoing the changing mood of sea and sky. Vintage furnishings, nuanced wood tones, and historic architectural details nod to regional heritage, while layered lighting and subtle variations in hue, texture, and pattern add depth without visual noise.
Blackout curtains, a crushed velvet reading chair, and a window-facing workspace enhance comfort for extended stays. Hinged closet doors were replaced with decorative drapery panels to improve circulation and increase usable floor space.
Outcome
A cohesive, hospitality-ready bedroom that balances mood, comfort, and practicality—positioned to attract medium-term rental guests while showcasing a distinct sense of place.
